What is soft washing?

Soft washing is a low-pressure cleaning method that applies chemical solutions containing surfactants and biocides to kill organic growth like algae, mold, and mildew without using high-force water spray.

Soft washing applies water at low pressure, typically under 500 PSI, mixed with chemical cleaners designed to break down and kill organic growth on surfaces. Unlike pressure washing, which relies on force to remove dirt and debris, soft washing lets surfactants and biocides do the cleaning work by targeting the root cause of staining: algae, mold, mildew, and other biological contaminants.

The method works well on delicate or porous surfaces where high-pressure spray can cause damage. Roofs with asphalt shingles, wood siding, painted surfaces, and vinyl are common candidates for soft washing around Myrtle Beach homes and commercial properties. The chemicals are applied at low speed, allowed to dwell on the surface to kill growth at its source, then rinsed away gently.

Pressure washing, by contrast, forces water at 2,000 PSI or higher and is better suited for concrete, driveways, and hard surfaces where abrasive force removes surface-level dirt without chemical assistance. Soft washing takes longer but leaves no risk of gouging, splintering, or stripping protective coatings. For Myrtle Beach properties dealing with humidity-driven mold and algae growth, soft washing is often the preferred choice because the chemicals prevent regrowth longer than pressure alone would.

Many soft washing providers in the area specialize in this method for residential and commercial cleaning where preservation of the substrate matters as much as the final appearance.
